3. Announce that a revised application for 201 W. North Broadway will come before the Committee no earlier than November 29, 2023, likely for only a use variance (no dimensional variances), “for a two-family residence and single-story garage.” Drawing One. Drawing Two.
4. Consider draft minutes from previous meeting.
5. Variance Agenda:
   1. BZA23-127. 3588 Indianola. In order to reorient parking within a parking lot after the termination of a mutual parking agreement, the applicant seeks variances to reduce the number of required 1) trees for a parking lot from 24 to 15, CC3312.21; and parking spaces from 276 to 257, CC3312.49.
   2. GC23-040, 4910 N. High St. The applicant seeks graphics variances to add a ground sign and menu board signs for a new fast food restaurant, specifically from:
      1. 3372.706(C)(1), to allow for three ground signs (A1, A2, and A3) on a single parcel;
      2. 3372.706(C)(2), to allow for one monument sign (A3) and two ground signs (A1 and A2);
      3. 3372.706(C)(3), to allow for two ground signs (A2 and A3) that do not have a base that is integral to the overall sign design and that compliments the design and principal materials of the building and landscape;
      4. 3372.706(C)(5), to increase the maximum permitted height of a ground sign from 6’ above grade to 23’8” for sign A2 (existing condition); and
      5. 3372.706(E)(2), to allow two menu boards (H1 and H2) to be located between the building and the Morse Road right-of-way.
6. Announce that the next meeting of the Clintonville Area Commission will be Thursday, November 2, 2023, 7:00 p.m., at the Whetstone Library, and the next meeting of the Zoning & Variance Committee will be Wednesday, November 29, 2023, 7:00 p.m., at the Clinton Heights Lutheran Church.
7. Adjourn by 7:45 p.m. to accommodate a training.

Wednesday September 27th at 7pm

1. Call to order.
2. Approve agenda.
3. Consider draft minutes from previous meeting.
4. Variance Agenda:
   1. BZA23-106, 163 Piedmont Rd. Application. Screening Form. To convert an existing three-season room into an office space, the applicant seeks a variance to reduce the minimum side yard from 5 feet to 3.7 feet along the east side. CC3332.26(B).
5. Discussion of training opportunities and next meeting.
6. Announce that the next meeting of the Clintonville Area Commission will be Thursday October 5, 2023, 7:00 p.m., at the Whetstone Library, and the next meeting of the Zoning & Variance Committee will be Wednesday, October 25, 2023, 7:00 p.m., at the Clinton Heights Lutheran Church, although the time might change to accommodate training time.

1. Call to order.
2. Approve agenda.
3. Consider draft minutes from previous meeting.
4. Demolition Agenda: 4524 Olentangy Blvd. The applicant asks to waive the 60-day waiting period before proceeding with the demolition of a house.
5. Variance Agenda: CV23-085, 4 North Broadway Lane. The applicant seeks the following variances:
   1. Section 3332.035, R-3, Residential District, to permit two detached dwelling units on the same parcel, consisting of the existing dwelling and a new detached building with ground level parking and accessory use and second floor dwelling unit, as depicted on the Site Plan.
   2. Section 3332.21, Building Lines, to reduce the E. North Broadway Lane building setback from 10’ to 1’, to conform the existing attached garage setback on the existing dwelling.
   3. Section 3332.27, Rear Yard, to reduce rear yard from 25% of lot area behind each dwelling to 25% for the existing house and 0% for the accessory dwelling unit to permit rear yards as depicted on the Site Plan.
   4. Section 3312.43, Required Surface for Parking, to permit existing gravel driveway and parking areas, as noted on the Site Plan.

4. Variance Agenda:
   1. GC23-027, 4218 Indianola Ave. The Open Sky Day Spa seeks a variance to allow an off-premises sign in the same location as the existing sign. CC3375.12(B)(4).
   2. CV23-059, 3894 N. High St. The applicant seeks a variance to permit a multi-family use in an R-3 residential district. CC3332.035.
   3. CV23-065, 170 Chatham Red. The homeowner requests variances to:
      1. Increase the garage size from 720 sf to 1,092 sf. CC3332.38(F).
      2. Increase the height of a detached garage from 15’-0” to 22’-1”. CC3332.38(G).
      3. Allow for habitable space in a garage to not be connected directly to habitable space within the single-unit dwelling. CC3332.38(H).
